Deed Fraud

To reduce deed fraud, once you sign up for this free alert service, the Clerk of the Court Recorder sends an email to the registered name whenever a document is recorded with our office. You would want to check if the document recorded is fraudulent in nature by visiting our Official Records website.

As a property owner, you should receive a Notice of Proposed Taxes at the end of August each year. If you do not receive this, you should contact the Property Appraiser. You can also periodically check the Charlotte County Property Search to verify the Property Appraiser’s owner of record. If there are any discrepancies, further action on your part would be prudent.

If you suspect you're a victim of deed fraud

If you suspect that someone has obtained a fraudulent deed to your property, call the Charlotte County Sheriff’s department’s non-emergency line at 941-639-2101 . A deputy will be dispatched to take a report which will then be transferred to the Criminal Investigations Division.

Request a certified copy

You can request a certified copy of the recorded deed from the County Recorder's Office.


When the property is not occupied

If the property in question is vacant, is not being rented or leased and you suspect someone may be living there without permission, notify the authorities as soon as possible.
